Each month we visit three agents across the country to discover what is happening in their local market. This month we meet members of The Guild of Property Professionals in Yorkshire, Cornwall and Wales.

Established in 2004, we specialise in sales, lettings and property management, working closely with trusted partners Emsleys Solicitors Limited and Response Mortgage Services Limited for the legal and financial services elements of the property buying and selling process. We deal with a range of property types in both rural village locations and the suburbs of Leeds.

We are active in the local community, proudly supporting various initiatives and organisations, including festivals and sports teams. Members of our team also regularly volunteer as reading mentors in a local primary school and take part in charitable activities promoted by Business in the Community.

East Leeds is a popular choice for a wide range of buyers, both local and national, from first time buyers, to working professionals and families. With the city centre on our doorstep offering employment, leisure and retail, as well as a range of good local schools and a close proximity to the Yorkshire countryside, we have seen significant growth year on year in the area’s housing market. We continually face the challenge of not having enough supply to meet demand; however, with the promise of several new build developments in the area, including Crossgates and Garforth, that looks set to change.

Like many traditional estate agents, we are seeing a rise in online agents, with those looking to sell their home being taken in by the promise of ‘lower’ fees. However, those that put their faith in a high street agent like Emsleys are rewarded by the results; including exceptional client service, guidance throughout the full sales process, and ultimately the best ‘value’ when marketing their home. We recently achieved a significantly higher price for a client who had previously been using an online agent to sell their property, demonstrating that lower online fees may be a false economy.

We saw a buoyant start to the housing market in 2017, with a small ripple after the uncertainty of the General Election. With this in mind, we expect the market to continue steadily throughout the rest of the year. As always with the housing market, confidence is key for house prices and for people’s decision to move.

The year got off to a strong start with a good number of sales and interesting property/rental instructions. This was followed by a distinct lack of property coming onto the market mainly due to uncertainty and negativity towards Brexit, rapidly followed by the calamitous general election and other unfortunate events. I am delighted to report that in the past month Ocean has seen a return to normality with confidence growing resulting in good quality instructions coming onto our books – many are now sale agreed.

Looe and South East Cornwall relies heavily on tourism for employment/income and this year appears to be coming a ‘bumper’ season, so it really is good news all round!

Most of our instructions are from personal recommendations, as a result of the consistent high levels of service and customer satisfaction, since we opened in 2008. 70 per cent of our sales are a result of applicants moving to the area either to retire or move their families for a better lifestyle where crime is low and the pace of life is more relaxed. Ocean are also active in the sale of second homes, many being used for personal occupation, or holiday lets as a source of income. The letting side of the company continues to flourish and there is steady demand for property within all branches.

The beauty of Looe and the surrounding coastline is a joy to behold. Fast road access to Plymouth which is approximately 20 miles away and other parts of Cornwall is a major bonus. Ocean & Country is confident the remainder of the year will continue to be busy and we will be able to secure buyers for the wide variety of properties we currently have from £25,000 through to £1.1 million. Ocean offers all types of property to suit all tastes and are always happy to provide free, no obligation market appraisals.

Our latest initiative is the recent launch of an online auction service in partnership with IAM Sold. Ocean is already experiencing significant interest, especially when bearing in mind the client does not have to pay any agents commission!

South East Cornwall is often referred as the ‘forgotten corner’ and Ocean & Country aim through sheer hard work, determination and dedication to help provide this beautiful area the recognition it fully deserves.

Step over the border into England and the historic City of Chester is on our doorstep with like for like pricing considerably higher, making Flintshire’s Towns and Villages a particularly attractive proposition.
