An innovative new project initiated by a lettings agency in the London boroughs of Lambeth and Southwark aims to improve tenants’ health and well-being while finding them a decent place to live.

Surrey’s guaranteed rent scheme run by award-winning social lettings agency, Ethical Lettings, has joined forces with Impact on Urban Health to help tenants become more financially secure and improve their quality of life by monitoring the health outcomes of those it works with in the capital.

Set up in 2021, Ethical Lettings is a not-for-profit social enterprise that works to secure good quality private rented sector accommodation from private landlords in order to provide housing and life opportunities to low income households threatened with homelessness. It currently guarantees rents to private landlords on more than 200 properties and provides free property management services

The agency works across Surrey and South West London in partnership with local councils to find accommodation, reinvesting its profits and funding extra support for those in need to improve their quality of life. Its staff also help with writing CVs, claiming benefits and work with local authority mental health teams.

Kieron Boyle, chief executive of Impact on Urban Health, says people in urban areas can often live in homes that can put their health at risk. He adds: “The neighbourhoods where people most struggle with their mental health also have the most unaffordable and overcrowded housing. Schemes like Ethical Lettings show that affordable and secure tenancies can be good for landlords and good for health. We think this approach could spread to cities across the country.”

Ethical Lettings was a winner at the 2019 Negotiator Awards.
