New enquiries tech turns tenant and buyer FOMO into higher offers

Homehere says showing house hunters how many people have enquired about a property is an opportunity that has been missed until now.

A portal leads handling and conversion platform says it is the first to offer agents the ability to show house hunters how many people have enquired about a property.

The company says the new functionality enables agents to plug into people’s ‘fear of missing out’ or #FOMO and prompt more and quicker offers from house hunters.

Cardiff-based Homehere, which is already being used by several property firms including a major estate agency in Wales, says its tech shows house hunters how many people have enquired about a property and flags it up as ‘hot’ once four enquiries have been received.

This is similar to the ‘popularity tags’ that many hotels use to show how many people have looked at a room and also by retail sites to show how much stock is left.

“Channelling your enquiries this way is a huge opportunity to get higher offers, faster and win more instructions,” says co-founder Lou Quinn (pictured).

“It’s a massive opportunity that’s currently being missed as typically when you send in an enquiry from one of the portals or a website the enquirer has no idea how many people are interested in the property.”

Homehere has also introduced a ‘chat’ function that shows agents all the people who have enquired about a property and then enables them to communicate with these people en masse or individually.

“For example, if you’re going to organise an open house or want to tell everyone that an offer has been received for the address then you only have to send one message, rather than emailing or texting them all individually,” says Quinn.

“We’ve seen that this can prompt immediate higher offers in the lettings market, where people experience huge FOMO.”
