Clive Emson’s fifth auction of eight this year saw 111 lots listed across southern England with guide prices ranging from £1,000 to £1.4m and several with planning permission for residential units.

Among the development opportunities is a former pub with planning permission for residential guided at £300,000- £320,000. With sweeping views across the Weald of Kent, The Clothworkers Arms is located at the village of Sutton Valence, near Maidstone.

There’s also a 0.75-acre plot of land in the village of Cuckfield in West Sussex, with panoramic views of the South Downs and surrounding countryside, with planning permission for a five-bedroom house with a double garage (guided at £400,000- 450,000).

In Seaford, East Sussex, a former care home with planning permission for conversion into two houses and three flats, has an estimate of £700,00-£750,000.

Instructed through power of attorney is a pair of “attractive” semi-detached houses on 1.72 acres in village of Swanley, Kent. Both properties require improvement and refurbishment and together, have a guide price of £800,000-£810,000.

In the West Country, a three-bedroom Orchard Cottage near Redruth, Cornwall, in an “idyllic and tucked away location”, is guided at £275,000+ and a semi-detached clifftop house, with “stunning sea views” at Bigbury-on-Sea, south Devon, is guided at £360,000+.
