Each month we visit three agents across the country to discover what is happening in their local market. This month we meet members of The Guild of Property Professionals in Essex, Surrey and Somerset.

During 2017 we were in the top two performing agents out of the 21 in our area for ‘sales agreed’.

Kempsters Estate Agents was founded in 1990 in the heart of Grays, Essex. From here we cover the whole of the Thurrock region.

Our local market did experience a fall in demand for property during 2017, largely due to the changes to stamp duty for investors and Brexit. We were averaging around 14 viewings on each property during the first two weeks of marketing early in the year which then dropped to around six viewings as the year progressed. Our sales figures however, were largely unaffected and the demand was still strong enough to achieve a sale on most of our properties. Although this year is young we are pleased at the level of valuations, listings and viewings and are confident that the market remains strong.

Kempsters is extremely well staffed by mature local people, many who have served the company for a number of years and gained invaluable experience in all aspects of the property market. All of our loyal staff genuinely love and care about their work and enjoy contributing to our excellent reputation for honesty and professionalism with a friendly approach. In addition to our ‘old school’ levels of customer service we are always keen to use the latest innovations and technology available in the industry.

The marketing package we offer to our vendors includes a true 360 degree virtual tour of their home, an interactive floor plan and a website of their own property to share on social media. This is in addition to marketing on all major online portals, local newspapers and providing a full colour 6-10 page brochure to |show off their home.

Our exclusive membership of the Guild Of Property Professionals for our area gives us a linked network of around 800 ‘best in class’ estate agents across the country and ensures we adhere to the strictest code of professional conduct.

Seymours Woking is the flagship office in the Seymours network. We provide a diverse range of properties for sale and to rent with property values ranging from £250,000 flats to upwards of £5million houses (the latest £5m house is pictured). We pride ourselves on offering the same dedicated service to our clients at either end of the market.

Seymours has five offices within the Borough of Woking, making us the agent with the greatest concentration of offices in the area. This means we possess an in-depth knowledge of the region that is unrivalled.

Each Seymours office is an independent business, and partner-owned. We find that our clients come to us as, despite online alternatives, they still prefer the traditional approach to buying and selling property. We are valued for our excellent communication and personal service. For over two decades we have built a first-class property marketing service based on honesty, openness and transparency. With a large sales and lettings department, the Woking office is able to conduct approximately 80 to 90 viewings per day, giving our client’s properties excellent exposure to the market. Woking has recently seen a great deal of ambitious growth in the property market with new developments in both residential and commercial property.

As Woking is a commuter town with excellent rail and road links, (London Waterloo is just a 25 minute train ride away), the market is strong. A number of large, multinational businesses such as Petrofac and CapGemini are located in Woking, which helps to further boost the market by attracting people to the area. In the last few years we have seen considerable growth in the rental sector. There has been a surge in investors purchasing buy-to-let properties over the previous four to five years, as Woking is considered to be a sound investment opportunity, with excellent returns.

We are country agents covering the Chew Valley, Wrington Vale and the Mendips, in the county of Somerset which includes many conservation areas and Areas of Outstanding Natural Beauty.

There are also excellent travel links via the M4/M5 motorway interchange giving access to the South West, Wales, London and the rest of the country. There is an array of excellent village schools which feed into Chew Valley Secondary School, and there are also private schools within a short commuting distance in both Bristol, Bath and Wells.

In the local property market prices remain high because we are a low density area therefore not many properties but there are always lots of interested parties. Best and final and multiple offers is a common occurrence.
