The property market in West London continues to show resilience to uncertainty such as Brexit and to market effects such as Cross Rail and the upcoming implementation of the tenant fee ban.
With an average property completion price of £478,000 at the close of 2018, this demonstrates a variance of just 0.1 per cent when compared with the same period the previous year. The volume of available properties has decreased slightly, however the impact of this has been lessened by a weakened performance by emerging estate agency models. A positive start to the first quarter of 2019 for Northfields has been, primarily, down to focused marketing campaigns, direct client contact and results driven performance.
The number of investment purchasers in the market has declined as funding has been curtailed and the new taxation rules on interest payments start to take effect. In contrast we have seen an increase in first time buyers playing a more active role in the market and an increase in the number of new homes developments coming online.
One success over the past 12 months has been our extended opening hours – until 10pm. Our client care department is achieving high levels of ancillary business, handling incoming and outgoing contact at times which are more suitable for our clients and applicants. This has led to increased levels of customer satisfaction, a higher rate of viewings and valuation feedback – and a reduction in potentially lost business. Nearly 30 per cent of our enquiries and business come during out of hours servicing.
As levels of client expectation continue to rise and with the introduction of new and exciting Proptech solutions into the industry arena, it is clear that the experiences and services clients expect to receive from property professionals will evolve and it is important that leading agents adapt and change with the market.

Over the last year have found the local property market to be relatively buoyant with sales again increasing year on year with only the less progressive estate agents showing signs of a tougher market. There has been a great deal of new build activity locally and that is affecting some older housing stock which is taking longer to shift than usual with the raft of choices that are now available to the buyer. We are a mid-market estate agency offering true value for money, where we can tailor a service for the more needy customer or offer a more efficient no-fuss sale for busier clientele. In truth we love all our customers and we put customer care at the very heart of everything we do.
