Northfields Estate Agents

The property market in West London continues to show resilience to uncertainty such as Brexit and to market effects such as Cross Rail and the upcoming implementation of the tenant fee ban.

With an average property completion price of £478,000 at the close of 2018, this demonstrates a variance of just 0.1 per cent when compared with the same period the previous year. The volume of available properties has decreased slightly, however the impact of this has been lessened by a weakened performance by emerging estate agency models. A positive start to the first quarter of 2019 for Northfields has been, primarily, down to focused marketing campaigns, direct client contact and results driven performance.

The number of investment purchasers in the market has declined as funding has been curtailed and the new taxation rules on interest payments start to take effect. In contrast we have seen an increase in first time buyers playing a more active role in the market and an increase in the number of new homes developments coming online.

One success over the past 12 months has been our extended opening hours – until 10pm. Our client care department is achieving high levels of ancillary business, handling incoming and outgoing contact at times which are more suitable for our clients and applicants. This has led to increased levels of customer satisfaction, a higher rate of viewings and valuation feedback – and a reduction in potentially lost business. Nearly 30 per cent of our enquiries and business come during out of hours servicing.

As levels of client expectation continue to rise and with the introduction of new and exciting Proptech solutions into the industry arena, it is clear that the experiences and services clients expect to receive from property professionals will evolve and it is important that leading agents adapt and change with the market.

Northfields is a leading, family run, award-winning independent firm covering residential sales, new homes, residential lettings, property management and relocation services with four offices in prime locations.

Crofts Estate Agents

In 2019, Crofts Estate Agents celebrates 14 years of trading – how things have changed! The way we buy and sell property has been transformed, with new technology simplifying the process.

At Crofts we have always been keen to embrace new technology where it can help in the property process and, more importantly, where it can improve our customers’ experience.

In the last five years we have grown from one branch in central Cleethorpes, to three, with additional high street branches in Immingham and Louth. All offices have external touch screens, which have proved popular, day and night, with passers-by.

In the last two years we have had an extensive refurbishment of our flagship office in Cleethorpes and many new additions to our workforce. Sales staff in all branches have increased and our lettings team has grown from four to ten – reinforcing our ongoing commitment to excellence in customer service and we’re proud of our consistent five-star customer service rating on Feefo.

We know that we have a great team – committed to delivering the very best results and service. I’m proud of our team and the business we have built together.

As well as buying and selling services, we are also able to offer impartial mortgage and financial advice through our in-house expert Claire Twyman. Claire is available for appointments in- branch or at the customer’s home, at times to suit – a bonus for busy working people. Over the last year have found the local property market to be relatively buoyant with sales again increasing year on year with only the less progressive estate agents showing signs of a tougher market. There has been a great deal of new build activity locally and that is affecting some older housing stock which is taking longer to shift than usual with the raft of choices that are now available to the buyer. We are a mid-market estate agency offering true value for money, where we can tailor a service for the more needy customer or offer a more efficient no-fuss sale for busier clientele. In truth we love all our customers and we put customer care at the very heart of everything we do.

Sally Botham Estates

Over the last 12 months, 98 per cent of the properties sold by Sally Botham Estates achieved asking price or above; customer reviews show that vendors and purchasers rated us at 97.9 per cent for customer satisfaction, above the national average. Statistics show that we are consistently the number one estate agency in our area.

The Derbyshire Dales was voted No. 10 in the best places to live in Britain in a survey by Halifax – our local market backs up these findings, with properties continuing to increase in value and with sales throughout the winter. In 2018, property prices grew in our area +4.8 per cent (national average is -7.0 per cent).

Until the development of brownfield sites around Matlock, the average age of a buyer in this area was 43. Now, with Help To Buy and suitable family homes being built, the average age has dropped to 35, great news as more young families are being able to buy.

The introduction of fibre broadband, with 67Mbps within a 5 mile radius of Matlock, has increased the opportunity for those who work from home to relocate here and with commuting times to London less than 1 hour 30 minutes.

Sally Botham Estates specialises in offering exceptional customer service and property expertise. We were recently presented with the prestigious Gold award for The Midlands region from The Guild Of Professional Estate Agents. Membership of The Guild provides a prestigious Park Lane office where we can offer properties exposure to the London and investor markets as well as a network of over 800 Guild offices throughout the country.

Our specialty is to put our clients at the heart of everything we do, marketing large or small, new or old properties alike. We offer a broad range of properties, from starter homes to stately homes. What makes us stand out is our professionalism, our attention to detail and our trustworthiness. Our dedicated team of valuers, negotiators, and photographers are market leaders in the area. With a collective experience of over 90 years, our friendly team provide support, balanced and honest advice, and a helping hand every step of the way.

Sally Botham Estates also offers a bespoke letting service through our rentals department, catering to individual needs with tailor made options to ensure satisfaction for landlords and tenants.
