Agency giant SpicerHaart’s specialist part-exchange business has won a contract to help a ‘design-it-yourself’ builder shift units at a site in Essex by guaranteeing sales and fast turnaround times.
The innovative ‘guaranteed buyer’ deal, in which SpicerHaart Part Exchange will help buyers at developer NU Living’s 251 unit Basildon site get their homes either sold or part exchanged while waiting for their new-build to be finished.
NU Living offers properties that are tailor-built to each buyer’s specifications and designs and take up to six months to complete after the purchase contract has been signed.
These properties, including their sizes and price, mean they appeal mainly to second or third steppers within the property market, who therefore need to stay in their existing properties while also paying for their new homes.
This is where SpicerHaart has stepped in to help, offering both a part-exchange service and a ‘guaranteed buyer’ service for those who don’t want to part-exchange their properties.
“We’re seeing a lot of interest from home owners in the existing estate surrounding Beechwood so the part exchange or assisted move schemes provide a fuss-free way for this group to move out of their existing home and upgrade to bespoke new one,” says NU Living’s Head of Sales and Marketing Andrew Brader (left).
“Given the custom-build nature of the development, it is really important that we are able to manage the timescales to ensure good cashflow.
