RentGuarantor solves it. We provide tenants with a trusted, professional UK rent guarantor, so more tenants secure rentals, landlords’ income is guaranteed and agents keep their fees — at no cost to agents or landlords.

How it works

The process is a simple one, at no cost to you or your landlords.

They apply. It costs your tenants just £20 to apply, which helps us verify their income and identity. The eligibility assessment takes just 15 minutes to complete, and most applicants receive a decision within four hours.

We assess. We assess the application and provide provisional approval.

Landlords approve. If everyone is happy, we get all parties to sign and collect the annual fee from the tenant.

We guarantee. Your rental income is guaranteed up to the value of £120,000 or twelve months’ rent, whichever comes first.

What’s included in the fee your tenants pay

Professional rent guarantor services: financial support if they’re struggling to pay, and support services to help resolve issues.

A guarantee against damages: up to the value of two months’ rent, with no additional fee for landlords to pay. A simple opt-out ‘rent guarantor only’ service is also available during the standard purchase process.

A three-year guarantee: the initial fee covers the first year. If tenants stay beyond that, they pay for their guarantee each following year, and from year two onwards fees can be paid in instalments.

Making tenancies work better for everyone

Making sure your tenants have a choice of guarantor services doesn’t just help them secure the homes they want; it also guarantees your landlord’s rental income and provides support to resolve issues if they arise.

Rental income guaranteed. In the unlikely event a tenant can’t pay, and they’re legally in arrears, we’ll pay.

More secure than advance payments. RentGuarantor is safer and simpler than asking for advance rent upfront.

We help keep issues out of court. Our services help resolve most issues while minimising time, stress and spend for everyone involved.

We take care of eviction costs. We’ll pay legal costs incurred in the eviction of tenants for non-payment, subject to terms and conditions.
