Date set for £1.5bn Rightmove court hearing

The legal action is being taken on behalf of thousands of estate agents who were allegedly overcharged by Rightmove.

A date has been set for a court hearing in the £1.5billion legal action against Rightmove.

The legal action is being taken on behalf of thousands of estate agents who were allegedly overcharged by the property portal.

The court hearing has been ordered by the Competition Appeal Tribunal for 2nd and 3rd November this year.

Legal action

The action is being let by a former Competition and Markets Authority panel member Jeremy Newman.

It claims that Rightmove abused its dominant position in the online property portal market by charging excessive and unfair fees to estate agents that list properties on its online portal.

The hearing in November will determine if the Tribunal grants a Collective Proceedings Order, certifying the claim and paving the way for it to proceed to full trial.

The Tribunal additionally ordered that Rightmove must file its response to the legal claim by 29th July 2026.

Mr Newman will then file his reply to Rightmove’s response by 25th September 2026.

Total damages

Total damages claimed are estimated at around £1.5billion.

Rightmove’s accounts suggests its profit margin is around 70%, making it one of the most profitable companies in the FTSE 100.

Estate agents and new home developers that paid subscription fees to Rightmove between 1st April 2020 and 1st April 2026 are encouraged to get in touch.

Bumper payout

It is not only agents who could receive a payout if the legal action proves successful. The company bankrolling the massive lawsuit against Rightmove could also be set for a bumper payout – to the tune of some £100million.

The subsidiary of the hedge fund manager Elliott Management could be paid the sum if the £1.5bn legal action is successful. The class action against Rightmove is being funded by Innsworth Advisors, Elliott’s UK-based litigation funding arm.
