Female property professionals lag behind on pay

There can be no doubting the advances that women have made in recent years when it comes to professional development within the property sector, but when it comes pay, it is hard to get away from the fact that they earn less. The largest and most comprehensive salary survey of 7,466 UK surveying professionals, conducted online between December 2015 and January 2016 by the RICS and Macdonald & Company, has revealed that women starting out in property are hardest hit by the gender pay gap. Salaries of UK surveying professionals are now at their highest in nine years following an average year-on-year rise of 7.1 per cent in 2016, but the gender pay gap for new entrants now stands at an astonishing 28.7 per cent. Overall, the gender pay gap continues with male property professionals earning £57,509 pa, which is £7,000 more than on average than female counterparts at £45,689. While this gap has closed slightly, from 27 per cent last year to 25.9 per cent in 2016, the discrepancy is evident across all age groups and is most acute for those aged between 18 and 22. Those working in Greater London continue to earn, on average, the most at…

Agents taking over London high streets

The online estate agent industry may be growing at a rapid pace but that does not mean that it is time to sound the death knell for traditional high street agents, especially in London where more than 200 new estate agency branches have opened on high streets over the past year, a new study has revealed. Despite a drop in the number of homes for sale in the capital, there was an 8.3 per cent rise in the volume of new high street branches across the city taking the total to 2,881, up from 2,661 compared to the previous year. The data compiled by Rightmove also revealed that there are now more than two branches for each of London’s 1,200 town centres, with all but one – Enfield – seeing an increase in the volume of estate agencies last year. The greatest hike in the number of high street branches was witnessed in Westminster, where the total rose by 27 per cent to 228. Islington was second with a 26 per cent increase, followed by a 16 per cent hike in Hammersmith and Fulham. Perhaps it is no coincidence that property prices in these London boroughs are among the most…

    Leaders expands into Essex

Leaders has added five new branches to its network following the acquisition last week of More Estate Agents in Essex. The deal gives Leaders their first ever branches in Chelmsford, Braintree, Colchester, Dovercourt and Clacton-on-Sea; the company’s total network now spans 115 offices across the country. “We are delighted to have taken our first steps into Essex, which we believe to be an important and prosperous market,” said Kevin Shaw (left), National Sales Director at Leaders. “We have been known for our expertise in the lettings market for more than three decades and in recent years our sales business has also grown at a rapid rate, giving us a similarly strong reputation in this area. This acquisition will allow us to continue to roll out our range of services to sellers and landlords,” he added. Many of More’s members of staff, including Co-Owner Dean Phillips, will remain with the firm, having joined Leaders under the Transfer of Undertakings (Protection of Employment) Regulations 2006, otherwise known as TUPE. This should help Leaders get off to a strong start in developing their sales service in Essex, according to Shaw. Leaders’ arrival in Essex comes on the back of a busy 2015 in…

Agents driving up road safety standards

A survey of over 2,000 people by finance specialist, Zuto, has revealed that agents are widely considered to be the UK’s best drivers by profession. Police officers and farmers come in at second and third, followed by chefs and artists. The study also showed that 80 per cent of estate agents have never received a speeding fine, while a further 92 per cent have never even run a red light. In contrast, more than half of accountants confessed to receiving a speeding fine, more so than any other occupation listed. And 10 per cent of those guilty of speeding were repeat offenders, with an average of five fines compared to the national average of one. The survey also found that high-stress careers, such as those in the healthcare profession, struggle most with obeying road rules. Trickier manoeuvres, like the parallel park, test the patience of those in marketing and recruitment. James Wilkinson, CEO of Zuto, said, “It’s interesting to see that our driving habits could be influenced by our jobs and it’s reassuring that occupations where people tend to drive others around such as estate agents and police officers, see driving habits and overall safety improve as a result.” The…

Network Auctions Conference deemed a success

The popularity of property auctions in the UK has increased enormously in recent years, providing sellers with an alternative means of disposing of property, as well as providing estate agents with yet another potential revenue stream, not to mention an opportunity to add an extra string to their bow in terms of the services that they provide their clients with. While there is little to stop an agency setting up their own auctions department, many opt to establish links with one or more experienced auctioneers, which may explain why Network Auctions’ partner agent conference at the Grosvenor House hotel in London last week was so well attended. More than 60 partner agents from all over the UK attended the event, which included presentations from a host of leading industry figures, including David Sandeman of the EI Group, industry trainer Tim Wakelin and property industry mentor Michael Day of Integra Property Services. The conference also saw the launch of Network E, which is a new method of sale that enables sellers for whom a traditional auction process is unsuitable, to still benefit from the certainty and speed of the auction process. An online bidding system creates an exclusivity agreement upon the…

    Countrywide upgrades profit forecast

Countrywide has increased its profit forecast on the back of the improving state of the residential property market. Shares in Britain’s biggest estate agency- seen as an indicator of the health of the residential property sector – rose by as much as 5.6 per cent at one point last week after it announced that it now expects pre-tax profit and other charges to reveal a “modest improvement” on its previous expectations. In November, the company warned investors that it would not hit its full-year profit forecasts for 2015, after an expected post-election boost in the housing market failed to materialise. But despite the upturn in profit forecast, Countrywide said that the future state of the housing market remained uncertain, particularly due to the hike in stamp duty on second homes, which is set to be introduced in April, not to mention Government plans to introduce less favourable tax relief for landlords – to be phased in over a four-year period from April 2017. The company said: “It is too early to predict what the trend in residential transactions will show in 2016, although approved mortgage volumes including owner occupier in recent months have been ahead of the previous year, which…

    Signs of change

Purplebricks, EasyProperty, Hatched – online agents are snaffling all the headlines, giving the Martian, arriving from space in January, the idea that traditional estate agencies have been consigned to history. Purplebricks says it will float on the AIM market for £230 million, easyProperty has now banked funding totaling £39.25 million and Sequence has paid an undisclosed but ‘significant’ sum to acquire Hatched, saving them the trouble of creating their own ‘online’ brand. Traditional agents need to research the competition and maybe adjust their services to survive – and thrive. The figures are eye-watering; massive faith in unproved businesses, dramatic headlines about how much sellers will save, gleeful predictions of the imminent death of ‘rip-off agents.’ But is it real? Is that nosy house-hunting Martian going to find defunct estate agencies on every high street? Is he going to find thousands of listings for homes on online agency sites? CEO of easyProperty, Rob Ellice, says, “This new, very substantial investment is a significant step for easyProperty; the most widely recognised consumer brand in a very fragmented estate agency market.” However, since the orange fanfare blew 15 months ago, there has been a lot of noise, but when you visit their website,…
