A leading proptech firm has claimed that its new AI search engine provides a far more rounded picture of what buyers are searching for in a new home than the traditional portals.

It is claimed that, unlike portals which rely on rigid tick-box filters, Jitty’s new AI based-Neighbourhood Features analyses conversational search requests and connects them to detailed information about each listing.

Jitty’s data highlights several key search trends. School access, particularly to good-rated secondaries, is currently one of the strongest drivers of enquiries. Some of the top AI search terms include “near a good primary school”, “near a good secondary”, and “homes near good nurseries”.
The firm also reports strong demand for homes offering practical advantages such as access to essential services or green space, which also correlate with higher-quality search matches. The top AI search terms were “quiet streets near a green space”, “homes close to a supermarket”, and “within five minutes of a park”.
Jitty says these aspects are often under-described in agent marketing, which can lead to listings being ranked lower in AI searches. Conversely, clearly articulating them, however, improves match accuracy and can lead to increased leads.
