Home buyers can now order property searches direct via an online service that claims to be the first of its kind in the UK.
Mike Stainsby of Property Searches Direct (pictured, above), who has worked within the estate agency and legal services sectors, says the service will typically cost £100 for environmental and ground reports on a property.
He says this will help buyers find out early on if their purchase is likely to be delayed further down the line.
“Too often months are wasted after an offer has been accepted and it is moving toward exchange, only for the property reports to uncover a major problem,” he adds.
“And as all agents know, the longer a property transaction goes on for, the more likely it is that the vendor or buyer will change their mind or the deal fall apart for some other reason.”
Stainsby is initially asking agents to point buyers his way within their sales pitch which, he says, will “elevate the status of the buyer, empower estate agents and reduce the stress for anxious vendors”.
He says most conveyancing solicitors order a search pack until they have received formal instructions from a client, confirmed with the vendors solicitor that they have been instructed to act, requested and received a Contract Pack and then completed ID checks and taken funds on account from the buyer.
“All of these components add a delay to the Searches getting underway and the buyer getting visibility of vital information that can be forthcoming in environmental reports within 24 to 48hrs of ordering,” says Stainsby.
“Law firms can continue to order searches as they always have done, but Property Searches Direct would recommend that buyers source them too.
“This would alleviate considerable administrative burdens on conveyancing teams and their accounts departments, who are already overstretched.”
