    Humberts opens first regional hub in Dorset and prepares to open second in Kent

    Humberts has begun rolling out its much-vaunted ‘hub’ system for its non-franchised offices, the Negotiator has learned. This includes the closure of its other high street branches in the South West and the start of the same process in the South East. Last month the company said it was to move its high street operations to new centralised high-tech hubs which would service entire regions or counties. Many staff are understood to be mobile rather than based day-to-day at the hubs. The first hub is in Poundbury, Dorset for the SW, which has opened earlier than expected, and the next hub is to be in Tunbridge Wells in Kent to serve the SE. This is part of Humberts’ plan to make the company profitable again by cutting the huge cost of multiple high street branches, a move it has framed as expanding “expertise across each respective county by employing more Property Consultants in the field and specialising in entire counties, rather than just small pockets”.     Humberts launches first dual online and high street lettings service

    Humberts has launched the UK’s first switchable online-only and traditional managed lettings service for landlords. The announcement comes five months after the company said it would be relaunching its lettings operation headed up by high-profile industry executive Suzanne Diamond (pictured, below). The new online offering is called Humberts Lettings Direct and will charge landlords £199 plus VAT for advertising on Rightmove and OTM as well as deposit and first-month rent collection, referencing, contract management and legal protection insurance. Humberts says the £199 will then be deducted from any fees charged should a landlord then switch to the traditional approach. But rather than the company build its own technology, 175-year-old Humberts is partnering with proptech start-up Propoly. Propoly started up three years ago as Nanoget before changing name and joining angel investment firm Pi Labs, initially presenting itself as an alternative to lettings agents for landlords and tenants. The company’s board includes non-executive director Margaret Longden (pictured, right), who is Countrywide’s Retail Programme Director and who, from 2010 onwards, helped expand the PLC’s lettings business. Adam has spent 20 years working across different sectors in the property industry including estate agency, sales, marketing, and planning and construction. Adam will be responsible for building relationships with landowners and developers, leveraging the Humberts branch network, as well as the Rural and Commercial divisions, to provide a one stop shop service from land sale and purchase, planning and development consultancy through to development sales.
