    Letting agents face £30k on-the-spot fines

    Letting agents in one of London’s poorest boroughs face on-the-spot fines of up to £30,000 and will be forced to repay rents to tenants if they fail to manage properties to the required standards, it has been announced. The London Borough of Hackney, which is the 11th most deprived borough in England but famed for its Hackney Empire theatre and hipster areas such as Stoke Newington, says it will fine agents and landlords who fail to comply with council instructions to make improvements to properties, let overcrowded properties or fail to meet licensing conditions. The borough says it has introduced the civil penalties so that it can take “immediate action” against agents rather than engaging in lengthy court proceedings. Some 34,000 properties are rented privately in Hackney, a third of all households, and rents have increased by 20% over the past five years – a two bedroom apartment in the borough can cost £2,000 a month to rent. “While we’ll still prosecute the most serious offenders, these new fines will give us the powers we need to quickly punish the minority of rogue landlords out to exploit tenants where it hurts – in their pocket,” says Councillor Sem Moema (pictured…

    20% of London rental properties now part of selective licensing

    Twenty percent of London’s privately rented homes are now covered by a local council selective licensing scheme, it has been revealed. Consultancy and services provider London Property Licensing says there are now 30 selective licensing schemes and that 200,000 of London’s million privately rented homes are now included within them. The latest London borough to join the fray is Hackney, which is currently consulting on introducing a licensing scheme across the whole borough for HMOs and a selective licensing scheme in three wards – Brownwood, Cazenove and Stoke Newington. Giving its reasons for bringing in selective licensing, the council says it has found shockingly poor conditions 20% of properties within these wards including leaking roofs, exposed writing and vermin infestations. “Our research has exposed that in some parts of our borough, tenants face appalling conditions that put their safety at risk despite paying an average of £1,820 a month in rent for a standard two-bedroom home,” says Councillor Sem Moema. “This is simply unacceptable.     Hackney introduces letting fees ban without waiting for government

    The London Borough of Hackney has launched a voluntary letting fees ban ahead of the government’s ban expected next year. The borough has called on all letting agents within its borders to “stop unfair charges for private renters” including processing, amending or renewing a tenancy agreement. The initiative is part of the borough’s Better Renting Campaign to promote a fairer renting for the 32,000 households who rent from private landlords within Hackney. “We have long called on the Government to take action to stop this extortionate financial burden placed on private renters,” says recently-elected Labour councillor Sem Moema (pictured, left), who is also a housing advisor to the borough’s directly-elected mayor. “The new housing minister, Alok Sharma, must resist the strong voice of the letting agent lobby and push through this legislation without delay. “But while it’s vital action, a lettings fee ban tackles the symptoms, not the causes, of the housing crisis. “In the absence of any real change on the ground, we’re taking matters into our own hands and are working directly with local letting agents to create a fairer and more transparent private renting system in Hackney, starting now.” The campaign has the official support of one…
