Off-market platform bags first 30 agencies and reveals national plans
Former Savills agent Mark Wells has big plans for Invisible Homes which he hopes to roll out across the nation by 2024.

An online platform founded by an estate agent that helps property firms sell their listings ‘off market’ to private buyers now has 30 agencies in London on its books, with plans to go national by 2024.
Invisible Properties was originally founded by former Savills and Hamptons agent Mark Wells (main picture) in September 2017 as an estate agency specialising in off-market homes for sale, selling some 50 properties in SW London within the £400,000 to £4 million price bracket.
But last year Wells pivoted the business and stopped selling its own properties and, instead, opened it up to all agents.
30 agencies
The business is now working with approximately 30 South West London boutique agencies, makes in the region of 20 property introductions to agents each month and has 25,000 registered buyers.
“Invisible Homes supercharges ‘off-market’ selling for estate agents,” says Wells.
“We give agents access to many thousands of motivated buyers for each of their listings.
“Our platform chooses the most appropriate buyers first, and with no date stamp attached, the risk of a property becoming ‘stale’ is removed.”
Member agents are given a three-month free trial after which they are charged a monthly subscription of £375.00.
If a vendor is introduced direct to an estate agent and the property sells, Invisible Homes will take 20% of the net fee.
“Our current focus is a relatively small area in South West London in order to ensure we have the whole pool of buyers,” adds Wells.
“But the plan is to expand throughout London later this year and into 2023 and to cover the rest of the UK in 2024.”
