Top auction houses across Britain are revealed

Auction brands have been ranked based on factors such as success rate, national coverage and investor suitability.

Allsop, Savills and SDL Property Auctions are among the highest scorers on a new index.

Property data group UncommonDeal has launched a new UK Auction House Performance Index.

It aims to provide investors, landlords, developers, deal sourcers and property professionals with a practical framework for comparing Britain’s leading auction houses on a like-for-like basis.

Brands are compared and scored based on lots sold, success rate, geographic coverage, investor suitability, transparency and auction frequency.

For investors, the headline guide price is only one part of the decision.”

Allsop scored 94 out of 100, while Savills had a score of 91. SDL Property Auctions ranked third with 88.

Auctions House UK was close behind with 86, followed by Barnard Marcus at 82.

Clive Emson, Pattinson, Acuitus, Network Auctions and Hollis Morgan made up the rest of the top 10.

The scores are designed to give buyers a quick, practical snapshot of where each auction house may sit in the wider auction market.

UncommonDeal says it should be used as a starting point for further due diligence rather than as a substitute for reviewing individual lots, legal packs, fees and local market evidence.

No single market for auctions

Koye Beckley, Founder of UncommonDeal, says: “Property auctions can look like a single market from the outside, but our analysis shows meaningful differences between individual auction houses, particularly around success rates, buyer costs and the types of opportunities they bring to market.

“For investors, the headline guide price is only one part of the decision. Buyer fees, legal-pack conditions, refurbishment costs and the realistic resale or rental value can materially change whether an auction property represents a good investment.

“What I think the research demonstrates is that investors should not simply ask which auction house has the most properties.

“They should consider which auction houses consistently offer opportunities that fit their investment strategy, while carrying out full due diligence on each individual lot before bidding.”
