As a Chief Executive, my job isn’t to chase problems, it’s to enable solutions.

In property management, that means looking ahead, equipping my team with the right tools, and giving them the confidence to act decisively, even when legislation and licensing requirements seem to change overnight.

There’s no shortage of issues that are both challenging and putting fear into our industry.

That includes new legislation, complex compliance like licensing and planning schemes, fire safety and the Renters’ Rights Bill.

But complaining about them won’t stop fines, help agents, or support landlords. Instead, we focus on what we can do about it, and how we can utilise the newest technology to keep us on point.

Frustration

Since May, non-compliance can incur fines of up to £40,000 per offence, Rent Repayment Orders up to 24 months’ rent, loss of your business and even prison time.

To tackle this, we have implemented new technology to supercharge our knowledge. We use a fine prevention API that enables us to proactively flag high-risk properties before they escalate into fines, allowing my team to prioritise actions, prevent problems, and keep landlords and tenants protected.

This isn’t just about avoiding penalties – it’s about turning compliance into a strategic advantage. When your team can anticipate issues rather than react to them, you’ve unlocked a new level of performance.

Following rules

We have worked with Yuno to integrate systems that give our managers instant access to licensing and planning rules, landlord obligations, and HMO requirements like Fire and Amenity Standards.

My team is no longer following rules – they’re interpreting them, anticipating challenges, and making informed decisions in real time.

The result? My managers tackle complex properties head-on, guiding landlords and tenants with authority. They’re preventing problems before they arise, rather than reacting to them.

And we see benefits including time savings, better efficiency and coordination, better client trust and retention and more revenue opportunities – although of course tech means our teams need training to interpret insights and act strategically, rather than just following automated alerts, and we continually review outputs and using data to inform smarter decisions, from prioritising property inspections, crafting bespoke complex compliance Property MOT’s to identifying portfolio risks.

When you do this, compliance stops being a burden and becomes a lever for growth, efficiency, and client satisfaction.

The takeaway? Yes, the rules are tough, and yes, the landscape is constantly changing, but moaning doesn’t change a thing. Ask yourself – what are we going to do about it? That’s where real results and real leadership come from.
