As Article 50 trigger looms, RICS says a hard Brexit will damage property sector
The Royal Institution of Chartered Surveyors says a hard Brexit may lead to 176,500 EU member state construction workers being forced to leave the UK, or 8% of the total building industry workforce. As the government prepares to trigger Article 50 and steer the UK towards an exit from the European Union, RICS argues that for Brexit to succeed “it is essential to secure access to the EU Single Market or put alternative plans in place to safeguard the property and construction sector”. Research by RICS also revealed that 30% of the construction professional it surveyed believe hiring non-UK workers was important to the success of their business. “Unless access to the single market is secured or alternative plans are put in place, we won’t be able to create the infrastructure needed to enable our cities to compete on a global stage,” says Jeremy Blackburn, Head of Policy at RICS (pictured). “We have said before that this is a potential stumbling block for the Government, which is working to deliver both its Housing White Paper and Industrial Strategy.” A recent report by Mayor of London Sadiq Khan shows that a significant majority of these EU construction workers are based in…

80% of smaller builders have disappeared since 1998, research shows.
The number of estate agents doing business in the UK has had its ups and downs over the years, but its cyclical woes are nothing compared to those of smaller builders, it has been revealed. Eighty percent of all smaller builders have gone out of business over the past 30 years, the research by online property marketplace LendInvest shows. It say there were 12,200 smaller house builders in 1998, a figure which had fallen to 5,700 by 2006 and to 2,400 by 2014. The company says that by increasing the number of smaller builders in the UK back up to 5,000, some 25,000 extra homes could be built every year. This follows a recent House of Lords enquiry that discovered eight of the largest builders in the UK construct 50% of all homes built each year. “Decades of successive governments’ under-investment and muted decisions, coupled with a planning system that defaults to favouring larger sites over small ones has cumulatively left UK housing in a dire situation,” says Christian Faes, CEO of LendInvest (pictured, left). Bovis reports ‘difficult’ year as snagging bill hits £7.8m
Shares in top ten house builder Bovis dropped by over 10% yesterday after it revealed that £7.8 million will have to be spent on fixing poorly-built properties. Bovis also said it would be reducing the number of homes it sold during 2017 by up to 15% following a ‘difficult year for the group following a period of ambitious growth’ and that it would be resetting the business and ‘putting the customer back at the centre of everything we do’. The Kent-based company says this is to include improved customer training for all staff, better quality assurance, more effective customer complaints procedures and the creation of a Homebuyers Panel. This is in reaction to recent criticism of the company for putting sales targets ahead of other considerations. This prompted so many homebuyer complaints that a Facebook page with nearly 1,500 members has been formed, and The Guardian newspaper recently completed a highly critical investigation into its build quality and sales tactics. Bovis Homes, which is the ninth largest house builder in the UK by turnover, completed 4,000 properties last year.
