Rightmove is helping lettings agents handle rent increases more efficiently on its Tenancy Manager Platform.

It has launched a rent review capability on the platform following changes to the rent increases process, introduced by the Renters’ Rights Act.

Rightmove claims that the new functionality is one of the most requested updates from letting agents.

It allows agents to create and serve a Section 13 rent increase notice directly from an existing tenancy record.

Tarah Lourens, Chief Technology and Operations Officer at Rightmove, says: “The lettings sector is still adjusting to a period of significant change, and we’re focused on helping agents adapt with confidence.”

Bringing the process into the same platform used for tenancy progression is intended to cut admin, support compliance and keep tenancy information in one place.

Under the Renters’ Rights Act, rent increases on assured periodic tenancies must now be managed through the Section 13 process.

The launch is the latest addition to Rightmove’s Lead to Keys suite, which covers advertising, enquiry management, referencing and tenancy progression.

More efficient processes

Other recent updates include a landlord PEPs and sanctions product, allowing agents to run checks on a landlord, tenant or guarantor directly from Rightmove Plus.

There is also digital ID verification available within Rightmove Referencing, letting tenant applicants confirm their identity using secure technology.

Lourens adds: “Rent review is about making a necessary process more efficient and easier to manage.

“Through constant improvements to our Lead to Keys suite, we’re building towards a more connected renting experience that saves agents time and money, helps them to deliver a great service to landlords, and improves the experience of renting a home for a tenant.”
