    How worried are you by the letting fees ban? Very, say 42% of agents

    Nearly 42% of all agents in the UK believe the looming letting fees ban will be the biggest challenge to their business this year, it has been revealed. The next most important challenges are a lack of new landlords followed by online competitors, the research among 400 agents who between them manage 90,000 properties found. Fixflo’s annual report into the property management and lettings sector, its fourth so far, also looks at how agents are performing. This includes how it takes agents 71 minutes on average to respond to a repair request, an improvement on last year’s 94 minutes. And a fifth of agents take over three hours to respond while 12% of agents take less than half an hour, but it’s the way agents manage property repairs that has changed the most, the report highlights. Spreadsheets loss Some 65% of agents use software of some description to manage their repairs reporting and management, while the trusty Excel spreadsheet is almost a memory – only 13% of agents now use them. In our post event survey, 70 per cent of delegates said they would do business with exhibitors that they had met. The lighter side With a packed programme, sustenance is vital – delegates had an almost continual availability of this throughout the day; welcomed with pastries, cookies and coffee, pepped up in the morning break with a further range of biscuits, delighted by delicacies over a long lunchtime, delivered by roving waiters, tasty bites included foie gras, fish and chips, crayfish rolls, roast beef and Yorkshire pudding and mini fillet steaks (too name but a few), all washed down with wine and soft drinks. Sweet toothed delegates also enjoyed a splendid range of mini desserts to set them up for a tough afternoon. All the exhibitors were interesting.     Letting Agents improve repair management service

    There has been a marked improvement in repair management by letting agencies across the UK, a new survey has revealed. The research, which was undertaken by repair service Fixflo and the Association of Residential Letting Agents (ARLA), shows that 85 per cent of repairs are completed within one week. Key findings from the study of more than 250 letting agencies, covering over 750 branches, with data from more than 70,000 repairs in UK properties that have been handled through the Fixflo repairs system in 2015, also highlight that a typical rental property requires three repairs per year, with typically a repair requiring 90 minutes of staff time to resolve, while a third of repair requests are reported out of hours. However, despite the improvement, the report also found that many letting agents they are still losing clients due to poor repair management processes, with 46 per cent of agents and property managers claiming to know a landlord who has switched agency due to a repair related issue, although this figure is 8 per cent down on the previous survey in 2014.
