Landlords face timebomb warning over EPC upgrades

Many landlords are unaware there is a requirement to ensure properties meet a minimum EPC grade by 2030.

Almost two third of landlords are unaware they face a deadline to ensure their properties reach a minimum EPC C grade.

Private landlords have to upgrade their properties to band C by 2030, and could be required to invest up to £15,000 per property.

Analysis by the NRLA found that £7,700 is the threshold where the target becomes unaffordable.

Now, new data reveals that 62% of landlords don’t know that having a valid EPC C rating is a legal requirement, and failing to do so can carry a £30,000 fine.

Also, more than a third – at 33.8% – of privately rented homes in England currently fail to meet the mandatory EPC C standard, according to a survey of 1,000 landlords by The Mortgage Works.

Mike Donaldson, Managing Director at Glevum Windows, says: “The 2030 deadline feels distant, but the installation pipeline won’t wait, and landlords are only just waking up to the fact that windows are often the first thing an EPC assessor looks at.

“Most landlords still don’t know what’s required or what it will cost, and by the time they do, lead times will have stretched significantly,” he says.

The Government has been warned that landlords do not have “limitless reserves” to pay for energy efficiency upgrades.

Landlord representative body the NRLA said last year that research proves the plans are “unviable” for most property investors.
