    National tenant background checks system for letting agents launched

    A Nottingham-based software company is to launch a national tenant background checks sharing service for letting agents operating in the private rental sector. TenantPro is piloting its background checks service for free in Nottingham but is to roll out the service nationally later, it says. The company claims the software will enable letting agents to share information about tenant behaviour and performance against their contractual obligations, and enable tenants to submit their rental history too. “Many tenants have no accurate rental history,” the company says. “Agents often don’t have sufficient information to make informed decisions about the suitability of a tenant, current checks in place are lengthy and time consuming and often involve writing or telephoning previous landlords, and the information available is often incomplete or missing.” The company says its software will be able to pick up rogue tenants who behave badly and then, by saying they have been living with parents or partners, avoid disclosing past poor behaviour such as abandoned tenancies and damage.     Nottingham prepares to introduce £600 landlord and agent licensing scheme

    The City of Nottingham has begun its consultation on a draconian mandatory landlord and agent licensing system across the city’s private rented sector. First approved in November last year, the scheme is likely to begin in September 2018, assuming approval is gained from the Secretary of State. With a few exceptions, anyone controlling a property – landlord or agent – will have to apply for a £600 licence fee for each property they own or manage, which will be renewable every five years. It’s not the most expensive in the UK, though – Exeter charges £800 with a 15% discount for multiple properties, for example. The council is also proposing to charge an additional £100 a year for those not applying online, £50 for a missed inspection, £150 for a re-inspection, £350 if a landlord or agent is given a caution and further £350 if enforcement action is required. Landlords or agents who are accredited with either of two local schemes will pay a reduced annual fee of £460 instead of £600.     Former footballer leads a different kind of team

    Estate agency directors are used to seeing unusual CVs crossing their desks but the award for this year’s out-of-the-ordinary career goes to Chris Galley, 46, a recently-appointed branch manager at Centrick Property’s Nottingham outpost. Chris is well known locally, although not just for his property skills. He was a professional footballer in the region between 1986 and 1993, playing for both Nottingham Forest and Coventry City, which included in 1987 playing in the FA Youth Cup winning team, the same year the senior squad also won the FA Cup. But after an injury ended his career, in 2006 Chris set up and ran his own estate agency for four years. He subsequently worked for Belvoir in Grantham, Bourne and Spalding and then joined Zoopla as a regional manager, where Chris says he increased the portal’s local market share from 11% to 47% in three years. “When I left football I bought and sold a few properties so the sector has always been something I’ve been interested in,” he says.
