LAUNCH: New AI platform aims to prevent property chain collapse
XchangeHero.com has launched new software that aims to spot and solve potential problems in a property chain before the deal falls though.
A new proptech platform is giving independent UK estate agents real-time visibility into the health of every property chain they are managing, with the goal of catching problems before they become fall-throughs.
XchangeHero.com, which launched this year, combines a full sales CRM with a chain management layer that tracks every property in a linked transaction on a single screen.
When a deal shows early warning signs such as a delayed mortgage offer, a surveyor report outstanding or a solicitor going quiet, the platform flags it automatically, rather than waiting for an agent to piece it together from a trail of emails.
Preventing fall-throughs
“One in three property sales in the UK fall through, and a huge proportion of those collapses are preventable,” said James Limburn, founder of XchangeHero.
“The problem is rarely that agents don’t care; it’s that they are managing ten chains simultaneously across a hundred emails a week, and things get missed. We built XchangeHero so the platform does the chasing, not the agent.”
The platform features an AI inbox agent that reads emails from solicitors, surveyors and mortgage brokers and automatically updates deal records, removing the manual data entry that consumes a significant portion of a negotiator’s working day.
Early users report getting set up within a day, with no data migration service required.
XchangeHero is aimed specifically at independent agencies and is available on a monthly rolling subscription from £99 per month, with a 14-day free trial and no contract.
More than 60 independent agencies are now using the platform, spanning Hampshire, Surrey, Somerset, Devon and the wider South of England, with coverage expanding nationally.
