Leading independent inventory firm rolls out ‘game changing’ tech

The UK’s leading independent inventory provider is to begin rolling out tech that will enable letting agents to cut the time spent on deposit returns by up to 50%.

Adrian Kelly (main picture), director of LetCheck, says the software is designed to solve a problem his agency clients often complaint about – combing through huge inventory reports at the end of tenancies takes too long for ‘time-poor’ staff.

His firm has spent seven years developing the software needed to ‘read’ inventory reports and extract the key information our experienced property inspectors have deemed is in excess if fair, wear and tear, that agents need to know to make decisions on deposit returns. Reducing the paperwork from dozens of pages to one.

“We have worked in partnership with our clients to ensure it’s what they need and also collaborated with the main redress schemes to guarantee it’s in a format acceptable for deposit dispute adjudicators,” he says.

The new system is being rolled out across its letting agency customers and corporate landlords in London and Manchester, with plans to expand its availability nationwide at a later date.

Working lives

Kelly says the tech is a first within the UK inventory world but stresses his firm is not a ‘proptech’ firm with a solution to a problem that doesn’t exist, but a property industry service provider seeking to use tech to improve the working lives of customers.

“Our clients still need the detail, however if we can help letting agents reduce the time they spend processing inventory reports, then that can only be a good thing,” he adds.

“Property managers are under more and more time pressure. To make a decision they feel confident in on deposit returns, they need the report detail from an independent professional, with photographic evidence to back it up.”
