Interview: Estate agent pioneering ‘exchange ready’ model

Canopy co-founder talks candidly to The Neg about his estate agency's novel approach to marketing and selling homes.

An entrepreneurial duo in Gloucester who recently launched an estate agency which promises to provide buyers with ‘exchange ready’ properties has revealed more to The Neg about its plans.

Co-founder James Quinn says the transparency their approach provides will reduce fall-throughs and significantly speed up the transaction process.

James tells The Neg: “Our Exchange Ready homes mean fewer delays, fewer surprises, and more confidence for buyers and sellers alike.

“It means we will be able to sell a home from ‘offer accepted’ to completion within four to six weeks for a cash purchase.”

“It is the right way to sell a house,” he says.

Vendors will have to pay for the survey upfront, but as buyers’ offers will only be accepted if they agree to pay for the survey, sellers will get their money back.

“Having to stump up for a survey could represent a barrier to gaining instructions,” Quinn admits, adding that “it shouldn’t put off serious sellers and will reduce the amount of time and expense wasted when a sale falls through”.

“If the survey then uncovers a problem, the vendor can then either make remediations or adjust the price, although the approach may not be suitable for properties with complex issues.”

Canopy, which has no connection to the tech firm of the same name, is based in Gloucester with a satellite office in Worcester. It is the first venture into estate agency for the pair who have though been involved in the property world for several years as surveyors.

Quinn is also the Managing Director of GB Home Surveys. So far they only have a couple of properties on their books but are hoping to ramp up by the autumn.
