EXP says data shows it was UK’s ‘biggest estate agency’ in May
Data released by the firm and provided by TwentyEA indicates it listed the most properties and had the most homes SSTC last month.
Estate agency platform EXP UK listed the most properties and achieved the greatest number of homes SSTC last month, independent data from TwentyEA reveals.
The announcement, made to coincide with the platform’s UK national conference in Birmingham yesterday, has been heralded by EXP UK’s boss Adam Day as proof that his five-year plan – it was launched just before Covid in 2019 – being a success.
Day, speaking at the conference, said he had always planned for EXP UK to be the “biggest estate agency brand”.
The TwentyEA data presented at this conference claims that his platform listed the most instructions than any other UK agent during May – and that it now has a 1.31% share of the sales market nationally, and 1.42% of the SSTC market, although TwentyEA has not revealed how many of these went on to complete.
These figures are somewhat at odds with Connells Group’s most recent market share claims. Its latest annual report said its group of estate agencies handled “more than 10% of all listings in the UK“. The Neg has approached it for comment.
And although champagne flutes were no doubt clinking at the EXP UK conference, some traditional agents will take issue with what ‘estate agency’ means.
Self employed
This is because EXP UK is not a high street firm with direct employees like Connells but a platform that enables self-employed agents to operate under its umbrella, and also SME estate agencies to be ‘powered by’ EXP UK through a brokerage model.
This model was launched earlier this year and many believe has driven much of its recent growth and results. It currently has some 600 member agents and/or agencies listing properties using its platform in the UK, and at least a dozen medium-size agencies have signed up to its brokerage model recently.
One agency boss who looked into joining its network and who has spoken to The Neg, says one key lure for estate agencies, and self-employed agents alike, is that it gives them access to competitive listings rates with the big portals – and therefore joining the platform can significantly reduce a firm’s marketing costs.
Competitors laughed
Day says: “In 2024 I predicted that we would be the largest estate agency brand in Britain within 12 months – and some of our competitors laughed.
“Today, I was incredibly proud to take the stage to kick off our UK conference and to reveal that we’ve achieved just that.
“This is testament to our fantastic network of agents across the UK and the tireless efforts they make to operate at the very top of their respective regional markets.
“We’re certainly not done yet though and we’ve got an exciting few days lined up in Birmingham where we’ll be revealing even more support, training and tools to help our agents succeed.”

Glenn Sanford, CEO of EXP World Holdings was also at the conference alongside Leo Pareja, CEO of EXP Realty and Felix Bravo, MD of EXP International.
Sanford says: “The UK is the largest market for EXP outside of North America and to see its growth in recent years to the number one position here has been humbling.”
