Chester letting agent, David Adams (pictured) has written a best-selling guide book called ‘The Landlord’s Playbook’ which has reached No.1 in the Finance and Mortgage category on Amazon and number two in Property Guides within days of its release.

Adams used his 23 years’ experience in the property sector to write the book, telling The Neg: “For 15 of those years my focus was on the lettings side of the business, during which time I’ve met a lot of landlords and lettings agents, many of whom face the same opportunities and challenges.

The book is an attempt to empty my head of everything I’ve learnt.”

According to Adams, the guide comes at a crucial time for the rental market. Landlords, he says, are struggling in the face of “more than 170 different pieces of legislation,” and, after the Renters’ Rights Bill becomes law, they could be fined £7,000 for each offence.

Split into three sections – ‘Navigating Politics’, ‘Building a Legacy’ and ‘Adopting the Right Character’ – the book addresses everything from compliance to business structuring and exit strategies.

Property in the blood

Adams, who is Chairman of the Chester Association of Property Professionals, comes from a long line of estate agents, beginning with his great-great-grandfather, who founded Beresford Adams estate agency back in 1889.

In 2022, he took over from his father as Managing Director of Cavendish, a three-branch estate agency in the North West.

For the last couple of years, Adams and fellow director Nicola Blake have also hosted quarterly webinars, attracting over 150 attendees, covering many of the same topics he explored in the book, including legislation updates, compliance requirements, and portfolio optimisation strategies.
