New portal launches for off-market sales

Platform connects discreet sellers with identity-verified or fund-verified buyers, through partner estate agents, using binding contracts.

A new platform has been launched for buying and selling homes – without publicly promoting via the portals or an agent’s website.

Called Off-Market Keys and developed by Jaiyn AI, the niched service aims to bring together sellers who value discretion and buyers who have proven who they are and what they can afford – and agents manage the transaction.

For estate agents, the platform opens a new revenue stream as they can represent buyers as well as sellers,  earning a commission for helping a buyer purchase any home on the platform, including one listed by another agent.

“Off-market has always meant discretion at the cost of competition”, says Ian Seddon, founder of Off-Market Keys. “We give sellers both a private sale and every verified buyer who fits, matched instantly.

The platform is already live and open to estate agents, solicitors, mortgage advisers and finance partners, with onboarding handled in the order that firms register.

Sellers can list a property privately and gauge real buyer demand before deciding to sell – no board, no portal, no public listing. The platform’s registered estate agent partners will then reveal the property only to buyers who have been identity-verified and, if they choose, confirmed by a finance partner as able to afford it.

Reducing fall-throughs

Seddon claims Off-Market Keys also reduces fall-throughs. Offers are made as sealed bids and become binding on acceptance, reducing the risk of gazumping and gazundering which derail so many open-market deals. Instead it puts in place the kind of binding agreements which the Government is proposing in its home sale process reforms, due to come into force in 2029.

An agency can be paid on a sale that was never part of its own stock, turning every buyer who walks through the agent’s door into potential income, rather than only those who happen to match its own listings.

Although the agent keeps all of their commission, the platform makes its money from the buyers and sellers, each paying a 0.1% platform fee only when an offer is accepted.

Free to list

The platform is free to use – agents can list unlimited off-market properties, verify unlimited buyers and keep their own fee in full – Off-Market Keys never takes a share of an agency’s commission. Instead, the buyer and seller each agree a 0.1% platform fee, paid when an offer is accepted.

Agents can also invite their own clients and earn a referral fee if they later buy, sell or rent through the platform. Agents can also access optional paid analytics, to help them win new inventory, see demand, gaps or their most active customers.

Complement to portals

Off-Market Keys is designed to complement the main public-facing portals. Seddon explains, “There are a large number of latent sellers looking for more privacy, security and discretion which the new platform offers. It allows agents to win sensitive instructions – and earn outside of their own locality, even internationally.
