Property investment firm changes ‘misleading’ email ad

A property investment company agreed to change an email advert for an overseas purchase opportunity after a complaint that it was misleading.

Invicta Investment Properties Ltd trading as Invicta Property advertised, “Thailand Property from just £78K”.

And a complainant approached the Advertising Standards Authority (ASA) saying the marketing email didn’t make clear the risks in a property investment.

They also said the claims made about the potential returns and growth could not be substantiated.

Risks

A spokesperson for the ASA told The Neg: “We received a complaint about a marketing email from an international property investment company, which stated “Thailand Property from just £78K”.

“A complainant, who received the email, challenged whether the ad was misleading because it didn’t illustrate the risks of investment and didn’t make clear that past performance wasn’t necessarily a guide for the future.

The complainant also challenged whether claims about return and growth were misleading and could be substantiated.”

“We approached the advertiser about the issue that had been raised and they agreed resolve the issue without being subject to a formal ruling. Because of this we closed the case informally, without the need for a formal investigation.”

Facebook ad

A mortgage brokerage agreed to resolve a complaint about a Facebook competition prize after an intervention by the ASA earlier this month.

A customer complained to the ASA after being unable to claim their £50 prize from Mortgages One Stop, a trading name of The Right Mortgage Ltd.
