Zoopla signals AI-led future for agents as it returns to profit

The portal’s chief executive Paul Whitehead suggests the brand is deploying AI 'more meaningfully' for agents.

Zoopla has hinted at more artificial intelligence (AI)-driven opportunities as it marked a return to profit.

The portal’s full-year accounts for 2025, released this morning, showed revenue was slightly down rom £84.2 million to £83.2 million, but it returned to statutory profitability at £20.7 million.

In 2025, the number of homeowners tracking their property on Zoopla grew by 39% to 5.4 million – today that figure is 6.4 million, the portal said.

Valuation leads to estate agents grew 25% year-on-year as of the first quarter of 2026, and Prospect Plus – Zoopla’s product connecting homeowners directly with estate agents – now converts 43% of its prospects into listings – volume and quality growing together.

New homes buyer leads also grew 19% year-on-year, driven by continued investment in housebuilder products and an improved experience for audiences with demonstrably higher purchase intent.

Zoopla said it continues to make investments in its platform and AI capability, “laying the infrastructure for a more data-driven business.”

The report said: “Zoopla has been rebuilding its platform and data stack over the past two years and this upgraded foundation allows AI to be deployed more meaningfully, rather than as a surface-level feature.”

The company recently signed an enterprise agreement with OpenAI and its applications are built on proprietary data which it said no external model can replicate or access. These are search and intent signals, equity positions and valuation history from over 6.4 million homeowners.

Zoopla added: “As AI reshapes how consumers search for and research property, that proprietary data position is a durable and significant competitive advantage.”
