Co-founded in 1999 by Paul ‘Shamps’ Shamplina (main picture) and his then-business partner, Landlord Action is celebrating 25 years of property recovery and tenant eviction.

The company was founded with a mission to disrupt the market with a three-step fixed-fee process helping landlords to claim back possession of their rental properties and now employs a team of 23 professionals who have handled thousands of cases.

In 2014, Landlord Action became a regulated firm of solicitors, taking a stand against the emergence of unregulated eviction companies that were cutting corners. This move was part of Paul’s commitment to raising the standards of the industry and making sure that landlords receive high-quality legal representation.

In 2017, the company was bought by Hamilton Fraser, now Total Property.

Legal success

Shamplina campaigned to make squatting a criminal offence in 2012, recovering £90,000 in rent arrears in a single case – and brought subletting scammer Rose Chimuka to justice as well as appearing in six series of Channel 5’s Nightmare Tenants, Slum Landlords.

Paul has also been a participant in numerous government think tanks and consultations, helping shape policy on the private rented sector. His contributions to the industry have earned him several accolades, including Best Speaker at the National Landlord Investment Show multiple times and Best Landlord Legal Provider at various industry awards.

With the introduction of new housing legislation in 2025, namely the Renters’ Rights Bill, issuing a possession claim will be harder than ever before. Landlord Action remains committed to guiding landlords through these new challenges.

Reflecting on the journey, Shamplina commented: “We were the only ones offering this kind of service. Over the past 25 years, we’ve remained committed to that mission, evolving with the industry and expanding our services to meet the needs of our clients.”
