Landlord fined twice in 12 months for offences at SAME property
Derby City Council prosecuted Ramazan Ali for neglecting safety standards and failing to comply with an improvement notice.

A rogue landlord has been prosecuted twice in a year for neglecting safety standards at the same property,
In the most recent case, Ramazan Ali was fined £10,000 for failing to comply with an improvement notice at a property he owns in Derby.
The notice was issued in July last year after Derby City Council’s Housing Standards Team conducted an inspection of the property in Eton Street, uncovering several serious safety concerns.
Collapsed
Among these were three Category 1 hazards and six Category 2 hazards, which included damp and mould, excess cold, and risks related to fire safety and falls. The kitchen ceiling had also partially collapsed because of serious leaks.
Ali of Northdown Road, Nottingham, failed to carry out any of the remedial actions in the notice.
He was found guilty in his absence at Southern Derbyshire Magistrates’ Court, fined £10,000 and ordered to pay a victim surcharge of £2,000 plus costs of £2,498.
Concerns
This followed a prosecution in March this year, when Ali was found guilty of failing to produce documents after tenants contacted the council with concerns about safety at the same property.
He was fined £2,000 with costs and ordered to pay a victim surcharge of £800.
In a separate case, Ryan Jones was prosecuted by the Housing Standards Team. The charges related to a property on Baker Street, where Jones failed to provide official records of rental income and disclose the names of other people with a financial or legal interest in the property.
He was fined £660 and ordered to pay a victim surcharge of £264.
These prosecutions send a clear message.”

Shiraz Khan, the council’s Cabinet Member for Housing, Strategic Planning and Regulatory Services, says: “These prosecutions send a clear message that we will not tolerate landlords who compromise the safety and well-being of their tenants.”
