New property sales instruction rise for first time in 27 months, surveyors say
The number of new property sales instructions increased last month for the first time in more than two years, surveyors have reported, helped in part by rising buy-to-let activity. This promising news for estate agents is contained within the latest market survey from RICS, which says there a “few signs of life as houses start to come back on to the market”. Agents shouldn’t crack open the bubbly quite yet. RICS also says average stock levels per branch remain not far above recent historic lows at an average of 42.5 properties. “It therefore remains to be seen whether the increase in May truly marks the beginning of supply pressures easing,” it says. Also, nearly a fifth of member surveyors canvassed by RICS said the number of valuations they completed last month was lower than the same period last year. London house is first in UK bought via a mortgage deed signed and lodged online
on Rotherhithe in London will soon be famous for more than just its Brunel-built tunnel underneath the Thames. Yesterday, a house there became the UK’s first home purchased via a mortgage deed signed and lodged with the Land Registry online and without the need for a physical or witnessed signature. This begins a process that will see much of conveyancing and the mortgage lending process move from mountains of paper to an online procedure which, agents will be relieved to hear, is set to significantly speed up sales progression. This first transaction was completed by the Land Registry in partnership with Coventry Building Society and conveyancing firm Enact as part of an initial test. It included using the government’s online identity verification system GOV.UK Verify to enable the borrower involved to sign the mortgage deed online without the need for a witness. Pioneering The pioneering transaction is part of the Land Registry’s attempts to transform the conveyancing market by making home buying quicker and simpler. Faster home purchases promised as Land Registry begins putting councils’ local search data online
The Land Registry is to begin digitising the UK’s hundreds of Local Land Charges or ‘local searches’ registers in a bid to speed up the house buying process, a move it claims will help up to 125,000 house purchases over the next two years. Waiting for local searches to be completed by councils can be both frustratingly slow and, the Land Registry says, varies widely across the UK in speed and cost. This has created a ‘local search lottery’, it claims. Costs vary from £3 to £76 to complete searches which in some areas can take up to 30 days to complete, unnecessarily holding up thousands of home purchases every year. Local Land Charges information, which include checks on restrictions such as tree preservation orders, listed status and conservation areas, will soon be available within an updated central online database that solicitors will be able to access as either searchable PDFs or Excel spreadsheets. “This is a significant step forward in the Government’s ambition to make the house-buying process simpler, faster and cheaper,” says Land Registry Chief Executive Graham Farrant (pictured).
