    Phil Spencer: Why are thousands of leasehold houses still being sold?

    TV presenter Phil Spencer has savaged new homes builders for continuing to sell leasehold houses despite the recent miss-selling scandal that rocked the construction industry. His property advice site MoveIQ says its research shows 2,600 leasehold houses have been sold since the government announced it would introduce a ban a year ago. The revelation is shocking because many of these houses are being sold via the tax-payer funded Help to Buy scheme. MoveIQ says Land Registry figures show 26,024 new-build properties have been sold with leaseholds since last December’s government announcement, 2,644 of which were houses. And data from the Ministry of Housing, Communities and Local Government shows that during the first six months of 2018, nearly 6,000 leasehold homes were bought with assistance from the Help to Buy scheme, of which 1,340 were houses. Financial problems Buyers can face crippling financial problems after they move in. This includes huge ground rent increases and finding they are unable to sell their homes while some are charged large sums to make even minor changes to their homes.     Location, Location, Location TV presenter Phil Spencer to launch property data company

    Location, Location, Location TV presenter Phil Spencer will this week launch a business that offers buyers a paid-for detailed property report about their intended purchase designed to give them more leverage when negotiating. Advice and information within the reports will include a property’s title register, a valuation provided by Zoopla, boundary plans, property photos, details of recent local planning applications plus more standard fare such as local crime rates, amenities and schools. The reports, which are paid for through website 192.com but created by MoveIQ, the name of Phil’s new advice business, cost approximately £15, alhtough noundary plans and title deeds costs extra. “Aside from all this general advice, the Move iQ Property Report has been specifically designed to help people form a rounded opinion on the pros as well as the cons of a particular property they’re considering,” says Phil. “My intention here has been to try and simplify the data and make it easier to understand as well as advise buyers and tenants how to use the information to their advantage.” He says the service is designed to address one of the key problems buyers face in the market; that they are not represented professionally in the buying…

    This calls for the crabs! Zoopla goes crustacean again with new TV ads

    Zoopla has launched its second wave of ‘hermit crabs’ adverts to highlight the portal’s latest house moving tool for consumers, an interactive check-list. Its Zoopla Move Planner launch is also supported by a video fronted by Location, Location, Location star Phil Spencer, and the campaign will last for seven weeks across TV and radio including new 30-second and 60-second TV adverts and half-minute radio adverts. Although Gareth Helm (pictured, left), parent company ZPG’s Chief Marketing Officer, will only say it’s a “multi-million pound” spend, the campaign can’t be cheap; the portal is hoping to reach 83.5% of the UK population or 42.2 million adults. But it’s clearly the season to launch your TV ads if you’ve got the budget. Like easyProperty and Savills, both of which recently launched their TV advert campaigns, Zoopla has decided to advertise during ITV’s Sunday period drama Victoria about the early years of the queen’s reign, as well as slots during the new series of Grand Designs, X-Factor and Coronation Street.     Have you ever been impressed by how TV presenters Phil Spencer and Kirstie Allsopp are so knowledgeable about each property featured on their Channel 4 show? If the answer is yes, then we’re sorry to say you’ve been hoodwinked. After 17 years on our screens it turns out the pair don’t do any of the research into the properties they take house hunters to view during Location, Location, Location. The revelation came after Kirstie appeared at a recent Daily Telegraph-sponsored public event at which she was asked during a Q&A with audience members about where she got her detailed knowledge about the properties and the local markets. And it turns out the programme’s researchers do all the property research and give the pair their air of authority.
