Tenancy Deposit Service restores emails and phones after HQ fire
Phone lines for the Tenancy Deposit Scheme (TDS) have been reconnected following Wednesday night’s fire at its headquarters in Hemel Hempstead, the company has announced, and its email service has been reinstated too. “Phone lines have now been restored and we will continue to improve these services over the coming days,” a statement says. “All deposits remain protected, data is safe, and our website is operating as normal.” TDS has endured one of the worst nightmares any business can imagine; its office was gutted by a ‘major fire’ at its headquarters in the Maylands industrial estate north east of the town centre. As we reported, the blaze started during the late afternoon of Wednesday in the roof of the building (see right) and soon engulfed most of the block rented by TDS as huge flames leapt in to the air. A significant proportion of the building, which is within a complex called The Progression Centre, was severely damaged during the fire, which was put out by 8pm that night. The Mark Road site housed 89 members of staff including management, finance, IT and customer service teams for both TDS’ Insured and Custodial schemes. 19 adjudicators are based off-site. TDS…

Tenancy Deposit drama makes EastEnders episode
EastEnders continued its tradition of tackling social issues head-on when it made a deposit dispute a key storyline. The recent depiction has been praised by the TDS (Tenancy Deposit Scheme), with the organisation saying it has brought to light important issues in the private rental sector. The plot centered on a landlord who returns to Albert Square with money problems. He decides to terminate a tenancy and uses the check out as an opportunity to make some money for himself. Although the property had been left in good condition, the landlord pours coffee over the carpet and blames the tenant, stating he’ll have to keep the deposit to until he knows how much it will cost to rectify the damage. “The vast majority of landlords look after their tenants and abide by the law, but there’s a small minority who don’t and that can be a problem if tenants are unaware of their rights.” While maybe not as thrilling as shady dealings, shootings and secret love children, the deposit storyline has brought into focus a number of issues that many landlords and tenants can relate to. Incomplete rental check-in paperwork still a problem says TDS
Do you know what’s fair wear and tear when working out how much of a tenant’s deposit to return? If the answer has not immediately sprung to mind then it may be time for a refresher on check-in paperwork. And you won’t be alone. Tenancy Deposit Scheme (TDS), one of the three government-approved deposit protection organisations, says that in recent months its adjudicators have reported “seeing an increase in cases where appropriate documents and evidence aren’t available or are incomplete,” says TDS Director of Dispute Resolution, Michael Morgan (pictured, left). “We still see cases where tenants raise the same arguments challenging the accuracy of check-in reports – claiming they never got one, never signed it, or that it did not show the property’s condition accurately. “These are all issues that can be addressed in advance with good check-in and check-out procedures – and it’s not difficult to document that has happened in the event of a dispute.” Now agents, property manager, administrator, inventory staff and landlords wanting to brush up on their tenancy deposit protection skills have the opportunity to do so at courses run by TDS in Manchester, Birmingham, London, Newcastle, Exeter and Cardiff over the next six months.…
