Lot 51 – former Benenden C of E School, The Green, Benenden, Kent

 

Auction appetite is stronger than ever as demonstrated in Clive Emson’s first auction of the year, where a number of lots sold for well above the guide price.

A cyclopark in Kent sold for £733,000 above estimate at £1,213,000. Currently let at £30,600 per annum to Kent County Council, the location at Gravesend received 200 bids, with the hammer coming down at 65.5% above guide.

The site was among 102 lots listed across southern England which also included a former Victorian-era school overlooking the green at Benenden, Kent. It fetched £768,000 with 36 bids, which was £288,000 above the lower guide price range.

A former library and school master’s house, also in Kent, went for £702,000 after 159 bids – £322,000 above estimate.

Requiring improvement, a two-bedroom mid-terrace cottage on the north coast of Cornwall, in the village of St Agnes, went for £203,600 against the guide of £145,000.

Clive Emson’s have already raised over £18m in sales this year, with the February auction achieving a success rate of over 75%.

The firm’s next auction ends on Wednesday 23rd March.
