Estate agency vacancies near 1,300, new data reveals

Estate agent job vacancies are currently near 1,300 in England with more than 400 in London alone, new data reveals.

EXP analysed jobs advertised via recruitment agency Reed, looking at the number of roles available and how demand differs in 15 major cities.

The research shows that there are currently 1,274 positions advertised.

Adam Day, Head of EXP UK and Europe (pictured), says: “It’s somewhat surprising to see traditional estate agencies crying out for staff to this extent, particularly when the market itself has been operating at a more measured pace.”

Most impacted

London accounts for almost a third of estate agency vacancies, with an estimated 413 estate agency positions available.

A total of 32.4% of all estate agency vacancies currently advertised are in the Capital, despite the fact that the market there has arguably been the most impacted by slower conditions seen so far this year, EXP says.

Birmingham ranks second, accounting for 7.6%, followed by Manchester at 3.5% and Bristol at 3.2%. Nottingham accounts for a further 2.4%, with Leeds at 2%, Bradford at 1.8% and Liverpool at 1.6%.

Headcount falls

Earlier this year, figures from prime agency Jefferies London showed estate agents headcount had fallen sharply in the previous nine months as companies turned to AI to handle administrative work.

Analysis of employment data from Statista revealed that the number of estate agents and auctioneers fell from 62,400 in the final three months of 2024 to 57,700 in the first three months of 2025.

By the second quarter of 2025, this figure had dropped to just 53,800.
