‘Busiest February for lettings in recent times’ claims independent agency

Jackson & Co says both renewed confidence in housing market and its negotiators' efforts have prompted a record month for the firm, echoing several recent national rental indices.

Independent Essex sales and lettings agency Jackson & Co says the company has experienced one of its busiest Februaries in living memory as tenant demand for properties goes ‘through the roof’.

Its comments back up the latest Homelet and Goodlord lettings indexes, both of which have pointed to the post-election sales ‘bounce’ also hotting up the lettings market in many parts of the UK.

Jackson & Co, , which is based in and around Colchester but reaches out to Chelmsford and Clacton, says it signed 120 lets during the shortest month of the year, attributing the surge on the ‘let’s wait and see’ Brexit uncertainty lifting and increased numbers of landlords entering the local market.

“Also, our team has been working hard to manage our existing lettings stock,” says its lettings director Andy Greenwood.

“Demand is through the roof and properties are not even reaching the market before a tenant is secured.”

Greenwood says tenant demand is outstripping supply in the area and that some of the lets are sourced from its sales department as landlords buy local properties to rent out, in particular, to students.

“About 70% of our stock is student properties but all single dwellings and not room only,” he says.

Both Colchester and Chelmsford are popular with students attending the region’s campuses including the University of Essex, Anglian Rusking University and Colchester Institute.

As well as confidence returning to the market, Greenwood says his company’s letting book includes exception properties in desirable  locations and a ‘power house’ team who understand their clients’ needs.

Jackson & Co was established in 2007 and has 13 employees working in its single branch in the town centre, ten of whom are pictured including Greenwood (centre).
