Estate agent duo celebrate success of ‘next generation’ lettings firm

Smarter Rent offers tenants a build-to-rent style service and flexible tenancies, landlords an 'investing package' and has now hit 200 properties.

A four-year-old lettings firm launched with a promise to be an innovative alternative in the market has grown its portfolio to 200 properties across its patch within West London.

Smarter Rent in Richmond was founded by mates and former colleagues Adrian Sutherland (main pic, left) and Alex Sullivan (second from right) and has now processed some 2,000 tenants for its landlord clients, tenants who are offered non-standard contracts.

The firm  is a new and emerging type of lettings agency, offering landlords an investment ‘package’ and their tenants a ‘build to rent’ style service.

Renters move in on flexible terms from one week to three years, which the founders say helps ensure high returns and occupancy rates for landlords.

Sutherland and Sullivan say their firm takes on ‘only the best properties in the best locations’ before fitting them out with a target tenant in mind, and providing an ‘outstanding service for the duration of their stay’.

The duo both started out in estate agency during the early noughties at unrelated firms before working together at global payments platform WorldFirst, and then in 2019 joining up again to start Smarter Rent.

Change is coming

Sullivan says: “Change is coming and it’s for the better. Owning a property for many is simply not possible, or desired.

“We need to create beautiful, energy efficient homes for renters and homes that create the flexibility and security they deserve.

“To do that we need to need to attract new money from property investors that believe in renters’ rights to a home and in creating energy efficient properties – having a positive impact on our society while making a fair return is important to our investors.

“Renters today are more likely to have children and pets, to want gardens and parking spaces. They want to live in attractive, well-maintained homes, and that’s where we come in, because we believe everyone deserves a home, a beautiful home they can thrive in.”
