Estate agency using self-employed model claims 37% higher completion rate
Ian Macbeth of Avocado Property claims as many as three-quarters of its sales make it through to exchange faster than other estate agencies.

Sellers who list with estate agency Avocado Property, which employs the self-employed agent model, are 37% more likely to have their property sales complete compared to the national average, according to boss Ian Macbeth (pictured)
New figures released by the agency show it achieved a 76.4% completion rate between May 2024 and May 2025, significantly outperforming the UK average of 55.7%.
Depth of service
“We’re proud of our completion rate because it’s proof that our model works,” says Macbeth. “It’s not just clever marketing or cool branding – it’s the depth of service and the personal accountability that each of our partner agents brings.”
Launched in May 2020, Avocado employs an award-winning brokerage model in which clients work exclusively with experienced local business owners from the initial valuation through to completion. Macbeth believes this continuity contributes significantly to the firm’s completion track record.
“That continuity builds trust’ adds Macbeth, “and trust keeps deals on track. Estate agency has had a communication problem for decades. We’ve solved that by making communication the foundation of our model.”
We’re not just agents – we’re neighbours. Buyers sense that, and it builds real trust.”
The company combines this approach with a tech-focused marketing strategy, including presenter-led property walkthroughs and targeted social media campaigns. And, it claims its “#BeatThePortals” launch strategy generates momentum by reaching buyers before listings even hit Rightmove or Zoopla. Avocado also emphasises local knowledge, with each agent living in the area they serve.
Macbeth explains: “We’re not just agents – we’re neighbours. Buyers sense that, and it builds real trust. That’s a massive advantage when it comes to getting sales over the line.”
Avocado Property has won New Model Agency of the Year at the Negotiator Awards for two years running (2023-24).
