‘Only sign a sole agency contract for two weeks’ industry figure tells vendors

Property personality Simon Bradbury has released a new video making several controversial claims about estate agencies aimed at house sellers.

Don’t list your property with a sole agency for more than two weeks – that’s the controversial advice from industry figure Simon Bradbury.

The former Thomas Morris MD, who is now an EXP UK agent, includes the tip in a new marketing video he has produced.

Just weeks after joining fellow EXP UK agents in claiming to have property selling ‘superpowers’ in a YouTube video, he has put himself in the front of the camera again.

Basic mistakes

This time the St.Neots-based agent has released a video explaining what prospective home sellers should insist their agents should not do.

“I see a number of sellers making (what I consider to be) basic mistakes when selecting an estate agent to sell their home,” explains Bradbury.

“And I thought it would a good idea to share my advice by video in a punchy style that people could relate to.”

The five ‘Don’ts’ according to Bradbury are:
  • Don’t use an estate agent who buys cheap, bad coffee
  • Don’t use an estate agent who asks for a sole agency of more than 2 weeks
  • Don’t market your property at too high an asking price
  • Don’t use an estate agent who doesn’t use paid for (by the agent) social media promotion
  • Don’t use an agent who doesn’t offer professional photography, video and an interactive walk-through

“I’ve had a lot of feedback on the video,” Bradbury says, “particularly from other estate agents who understandably do not like my advice regarding a short sole agency period of only 2 weeks.

“I really do understand their position, and it’s one that I held myself until recently when I concluded that an eight, 10 or even 12 week sole agency agreement is only ever to the advantage of the agent and not the seller.”
