LMS rolls out digital mortgage deed signing with QES
LMS Chief Relationship Officer Suzanne O’Connor outlines how Qualified Electronic Signatures could speed up mortgage deed signing.
LMS has introduced Qualified Electronic Signatures (QES), enabling participating lenders and law firms to offer customers a digital way to sign mortgage deeds.
The conveyancing services provider has partnered with digital identity specialist Veyco to deliver the solution through LMS Validate. It is already being used by lenders through LMS’s fee-assisted remortgage service, with a rollout to Panel Link customers planned as the next phase.
QES allows mortgage deeds to be signed digitally, with identity verified to a regulated standard and the integrity of the document protected. The process takes under three minutes on average and removes the need to print paperwork, arrange a witness or return documents by post.
HM Land Registry has accepted QES for property transactions since August 2025. The technology is also aligned with the Government’s ambition to digitise home buying and selling through its Home Buying and Selling Reform Roadmap.
Connecting the digital transaction
LMS said the introduction of QES builds on its existing digital identity capabilities, bringing identity verification and mortgage deed signing together in a single digital journey.
Suzanne O’Connor, Chief Relationship Officer at LMS (main image), said: “Digital transformation is no longer about digitising individual steps in the property transaction – it is about connecting those steps to create a faster, more secure and seamless journey for everyone involved.
“The introduction of QES is an important part of that evolution and reflects our continued commitment to ensuring lenders and law firms have the digital infrastructure they need to deliver greater certainty and efficiency for customers.”
Edd Prosser-Jones, Head of Partnerships at Veyco, said the process removes the need for printing, witnessing or posting, allowing borrowers to sign deeds digitally and law firms to receive the signed documents directly.
Andy Roddy, Deputy Director of Digital Services at HM Land Registry, welcomed industry initiatives supporting the adoption of QES, saying it offers a high standard of identity assurance and security and can help make property transactions more efficient.
