Bulk investment deals drive up luxury London rents

Buyers from the Gulf and Asia are snapping up bulk deals for high rental returns says Beauchamp Estates’ Jeremy Gee.

Jeremy GeeThe number of bulk investment deals in super prime London are on the rise, a luxury estate agent has revealed.

Beauchamp Estates reports that the values are pushing rents in the capital up to record levels.

Much of the deal activity is coming from Gulf and Asian investors purchasing multiple flats in new residential developments.

There have now been three major bulk residential investment deals in London in the past few months, worth a combined £80million, compared with just one bulk deal in the first half of 2025.

In one of the largest single rental investment deals done in London during 2026, Beauchamp Estates said it has sold nine apartments in The Pembridge development in Notting Hill in a single transaction worth almost £11million.

The Pembridge, on the corner of Notting Hill Gate and Pembridge Gardens, is a five-storey boutique development, part refurbishment part new-build.

It provides 19 apartments offering one to three bedrooms, located on a site that was part of the former London premises of James Keller & Son, the Dundee marmalade and cake manufacturers.

Big deals

The buyer, an Asian investor working in the hospitality industry, originally purchased a single apartment at The Pembridge as a rental investment.

Having tested the London lettings market with that first purchase, the investor via Beauchamp Estates, acquired the remaining nine apartments in the 19 unit building in a single transaction.

In the two other cases, multi-millionaire buyers from the Gulf acquired multiple luxury homes in apartment buildings on Curzon Street and Conduit Street in Mayfair for a combined value of £67.39 million.
