US and Gulf buyers drive ultra-prime property market rebound
A flight of capital from the Middle East is boosting the ultra prime UK property market, says Beauchamp Estates' Jeremy Gee.

Billionaire homebuyers from the USA and the Gulf region have helped boost the ultra-prime residential market in the first half of 2026.
The latest Billionaire Buyers in London survey by Beauchamp Estates shows a jump in the number of sales for homes valued above £15 million between January and June this year.
A total of £1.24 billion worth of property has been sold across 34 deals, the prime agent said, compared with £694.1 million across 27 deals during the first half of 2025.
London’s ultra-prime residential market has rebounded strongly.
US and Gulf buyers now account for 55% of all prime central London (PCL) £15 million-plus sales, according to the research.
This is partly driven by the booming American economy and technology sector, while the ongoing Middle East conflict has led to a significant flight of capital from the Gulf states into the London real estate market, Beauchamp Estates said.
All the buyers have been investing more money in London real estate during 2026, with the average sales price achieved during the first half of 2026 at £36.5 million, a £10.8 million rise compared with the same period last year when the equivalent value was £25.7 million.
Of the 34 deals, 22 were for homes sold for values between £15 million to £25 million, a further seven were for homes sold for £26 million to £50million, three deals at values between £51 million to £100 million and two sales for values in excess of £100 million.
