CLAIM: Unsold homes relisted after 90 days ‘off the portals’ sell better

Properties that fail to sell within three months can significantly improve their chances by being temporarily withdrawn and relisted after a rest period, new data reveals.

Properties that are withdrawn and relisted after a three-month break have a 42% chance of selling compared to just 14.5% for properties that remain on the market, according to data research firm TwentyEA.

The property analytics firm show that 53.4% of all residential sales occur within the first five weeks of listing, and 75.7% within three months. The chance of a sale after the first three months drops to just 14.5%.

It recorded 550,000 properties withdrawn from the market in 2024. Of these, 90,000 were relisted after a three-month rest period.

Around half of relisted properties had a price reduction, while the remainder were listed at the same or higher price. Of those with lower prices, 42.4% sold, compared to 42.1% of those at the same or higher price.

The firm’s Katy Billany says: “It’s very interesting that it makes virtually no difference as to whether or not the price was lowered, and goes to demonstrate that timing and market demand often matter more than minor price adjustments. That said, when the property is re-listed, the price should always be set strategically to reflect current market conditions.

Overall, the data shows it typically takes 123 days from listing to exchange and 200 days to completion.

  1. This of course doesn’t take into account a change to a better agent. Better photos, better service, better marketing etc. These things also make a major difference which I believe make more difference than just timing. When you look at the RM Plus stats some agents have as low as a 35% Instruction to sale ratio whereas others have 80%. I think this makes far more difference than just anything else.
