Bristol and Bath Buying agent Charlotte Strang is defying the mainstream media’s property gloom and launched a buy-to-let search service for investors and has already completed on her first deal.

The launch follows a string of enquiries from local investors as well as those from overseas seeking good quality flats near the universities in Bath and Bristol.

BUY-TO-LET BUSY

Strang (main picture) says: “The buy-to-let market is busy. This is mostly fuelled by the attractive returns available combined with consistent demand, not only from professionals working in the City but also from students at the University of Bristol and the University of the West of England.

“There are also major areas of regeneration, both within Bristol City Centre and beyond, giving investors the opportunity to benefit from significant capital appreciation over time, and a strong rental yield.”

The Neg revealed in March how Strang, a former Savills high-flyer, had launched Strang & Co, her own buying agency operating in some of the South West’s key property markets including Bristol, Bath, North Somerset and South Gloucestershire.

Her first completed property acquisition was a two-bed flat within a Grade II listed townhouse located on a garden square in Clifton, Bristol. It was secured at 1.4% below asking price on behalf of a Vancouver-based buyer seeking a home for her son who will be starting at Bristol University in September.

Soon after another client exchanged on a Georgian style detached house in Stoke Bishop, also Bristol, overlooking the famous Durdham Down.

That saw 22 viewings booked with the property going under offer in less than a week at just over the asking price.

Strang adds: “With news of mortgages rising again, I have received an increase in enquiries typically from cash purchasers, or those who are not heavily reliant on mortgages.

“Many have been looking to move for some time but have been waiting in the wings for the Spring houses to pop up.”
