Booming London property market means it has ALL ‘most expensive streets’

Halifax says the 10 most exclusive locations are all in the Capital, with only one street outside the capital making the top 20.

The UK’s most expensive street has been revealed by Halifax, with a top 10 of the most exclusive locations all in London.

Phillimore Gardens in Kensington (main picture) tops the list, where average prices on the street will now set buyers back an eye-watering £23.8 million. The street was built on the Phillimore Estate, on land acquired by the Phillimore family in the early eighteenth century.

Less than three miles away, Grosvenor Square in affluent Mayfair, takes second spot with an average price tag of £23.5 million. Making up the top three is picturesque Ilchester Place in Holland Park, where properties now cost an average £17.7 million.

London dominates the priciest streets list, with just one road outside of the capital making it into the top 20, Titlarks Hill in Ascot. The street, which is in 12th place, offers properties at an average of £12.3 million.

Outside the capital, wealthier buyers looking for an exclusive postcode in the North East or the East Midlands would need around £1.5 million – the lowest ‘most expensive’ regions in the country.

Buyers active

Tom Bill, head of UK residential research at Knight Frank says: “Buyers have been particularly active in London’s most expensive postcodes as the uncertainty of Brexit fades and the frustration of Covid travel restrictions recedes.

“A total of £2.8 billion was spent in the 12 months to October 2022, which was the highest figure in seven years.

“A weak pound and the fact prices are still more than 10% below their 2014 peak in many areas will also support demand,” he says.

Kim Kinnaird, mortgages director at Halifax, says: “For almost all of us, these homes and their eye-watering price tags are the stuff fantasy house hunts are made of.”
